Treating borewell water in Bengaluru — hardness, iron and the right fix
A large share of Bengaluru homes — especially in the peripheral zones and the IT corridor — run partly or wholly on borewell supply. That water is often hard, sometimes high in iron, and occasionally high in TDS too. This is a neutral guide to what those problems are and how they are fixed. Why borewell water is often “hard”
Groundwater drawn from Bengaluru's hard-rock aquifers picks up dissolved calcium and magnesium on its way up. Those two minerals are what “hardness” means, and they are the reason so much borewell water here behaves the way it does. The everyday symptoms are consistent:
- Scaling on taps and geysers — chalky deposits that build up on outlets and heating elements and shorten appliance life.
- White residue on utensils, glassware and tiles after the water dries.
- Soap that will not lather — you use more soap and shampoo, and skin and hair feel dry or rough after a shower.
- Appliance damage — washing machines, geysers and dishwashers scale internally and fail earlier than they should.
These are all hardness symptoms. A salty or bitter taste, by contrast, points to high TDS, and reddish-brown staining points to iron — different problems with different fixes, covered below.

Treatment decisions should be made against measured values, not impressions. The reference points come from the Bureau of Indian Standards drinking-water specification, IS 10500:

Whole-house vs point-of-use
The single most useful distinction is where the treatment sits. A water softener is an ion-exchange unit plumbed where water enters the home (point-of-entry). It swaps the calcium and magnesium that cause hardness for sodium, so every tap, geyser and appliance gets softened water — that is what protects the house from scale. An under-sink RO is a point-of-use device at one drinking tap; it forces water through a membrane to cut TDS and many dissolved contaminants for taste and drinking safety.
They solve different problems, so one is not a stand-in for the other: an RO will not stop your geyser scaling, and a softener does not make water drinking-safe on TDS or microbial grounds. Iron and other issues
Hardness is the most common borewell complaint, but it is not the only one, and the extra issues each need their own stage:
- Iron. Above the 0.3 mg/L acceptable limit you get reddish-brown staining on fittings, laundry and tanks, and a metallic taste. The fix is an oxidation-and-filtration iron removal filter, usually placed before the softener so iron does not foul the softener resin.
- Sediment and grit. Many borewells carry sand and fine particles. A sediment pre-filter at the inlet protects everything downstream — softener, iron filter and RO — and is cheap insurance.
- Microbial safety. If the concern is bacteria rather than dissolved salts, a UV stage (or UF) is the right add-on for drinking water — not an RO, which is aimed at TDS.
A single vendor pitch claiming one unit fixes hardness, iron, contamination and taste all at once should make you cautious: these are genuinely different problems in different stages of the train.
Sizing and regeneration
A softener is not a one-size product. It is sized from two things: your measured hardness and your household's daily water use. Higher hardness and more people mean a larger resin bed and more frequent regeneration — the cycle where the resin is flushed with a salt (brine) solution to reset its capacity. That means ongoing salt upkeep, typically a few hundred rupees a month depending on usage and hardness, plus occasional resin servicing. Iron removal media and RO membranes have their own replacement cycles. Ask any vendor to show you the sizing calculation and the expected regeneration frequency before you commit — a unit that is too small will regenerate constantly, and one that is too large is money wasted.

- Under-sink / domestic RO: roughly ₹8,000–₹25,000, plus about ₹2,000–₹5,000 a year for membrane and filter changes.
- Iron removal filter + sediment pre-filter: priced separately depending on iron level and flow rate, with periodic media cleaning or replacement.
- Society / apartment-scale treatment: handled at the building inlet and priced very differently — a committee-level decision that should start from a real water test.
