Why plan both at construction
Almost every advantage here comes from timing. Two reasons make the construction stage the right moment:
- It is much cheaper to design in than to retrofit. Adding solar to a finished roof means working around existing waterproofing and chasing conduit through completed walls; adding rainwater harvesting later means breaking floors and re-routing downpipes. When the slab and walls are still open, the same trenches, the same roof layout and the same plumbing run carry both systems at a fraction of the disruption.
- Both are partly mandated or incentivised. BWSSB requires a rainwater-harvesting structure on many Bengaluru plots and levies a surcharge on non-compliant properties. Rooftop solar is eligible for BESCOM net metering and for potential government subsidies* on grid-connected residential systems. The rainwater-harvesting side
Rainwater harvesting on a new home is mostly a plumbing-layout decision you make once. The pieces:
- Catchment. Your rooftop is the collector. Plan gutters and downpipes so runoff from the whole roof — including the area under the solar array — drains toward your harvesting point rather than the storm drain.
- Storage vs recharge (or hybrid). Storage (a tank you draw from) suits homes that want usable water; recharge (a pit or well that puts water back into the shallow aquifer) suits homes protecting a borewell. Most Bengaluru builds go hybrid, and that is also what a typical BWSSB-compliant setup looks like.
- First-flush. A first-flush diverter dumps the dirty initial runoff — dust, leaves, bird droppings — before clean water reaches storage. It is cheap and essential; design it in.
- BWSSB requirement. Above a threshold plot size a rainwater-harvesting structure is compulsory for new buildings.

The solar side
Solar on a new home is a roof-planning decision. Get four things right and the rest follows:
- Shading, orientation and area. Reserve a roughly south-facing roof plane that stays clear of shade from parapets, water tanks, the stair headroom and future neighbouring construction. Bengaluru has good year-round irradiance, so a well-oriented, unshaded plane is the single biggest lever on yield.

Sequencing during construction
The order matters. Done in sequence, both systems cost far less and nothing needs re-opening later.
- Sanction plan. Show the rainwater-harvesting structure and reserve the solar roof plane on the plan you submit, so both are approved and neither is an afterthought.
- A roof that serves both. Lay out the roof so the unshaded plane is free for panels while gutters and downpipes still collect runoff from the whole surface into your first-flush and storage or recharge.
- Plumbing + conduit stubs. While walls and slabs are open, run the downpipes to the tank or recharge pit and pull DC conduit from the roof to the inverter and meter position. Stubbing now is a fraction of the cost of chasing finished walls.
- Finish after connection. Once BESCOM power is live, mount and commission the array, apply for net metering, and file any subsidy* claim; commission the harvesting system before the monsoon.

Budget them as two independent line items — one doesn't discount the other, but building both in during construction saves the retrofit premium on each.

They share the same roof without much conflict if you plan the layout. Give the solar array the least-shaded, roughly south-facing roof plane for generation, and route the rooftop runoff — from under and around the panels — into a first-flush diverter and then to storage or a recharge pit. Panels don't consume the water; rain runs off the module glass and the roof surface into the same gutters, so a paneled roof still feeds your harvesting system. Keep a clear path for downpipes, leave maintenance access around the array, and position tanks or recharge pits away from the mounting structure's footings.

Does a rooftop solar array reduce how much rainwater I can harvest?
Not meaningfully. Rain falling on the solar modules runs off the glass and, along with rain on the surrounding roof, drains into your gutters and downpipes just as it would on a bare roof — so the catchment area is essentially unchanged. The things that actually reduce capture are first-flush losses, undersized storage and dirty gutters, not the panels. As long as your downpipe routing and first-flush diverter are planned around the array, a solar roof and a harvesting roof are the same roof.
